At Goodwins, we are continuing to evolve.
We are seeking an experienced Commercial Property Manager to take ownership of a growing Auckland portfolio and play a key role in our next stage of growth.
This role is suited to someone with a minimum of two years' commercial property management experience who can confidently manage a portfolio end to end with a high level of autonomy. You will oversee leasing, tenant management, compliance, maintenance coordination, financial administration, rent reviews, renewals, and dispute resolution.
This is not a training role or a step up from residential property management. We are looking for someone commercially minded, technically capable, detail-focused, and confident making decisions independently.

Key Skills & Capabilities:- Proven experience in end-to-end commercial property management across office, retail, and/or industrial assets
- Strong understanding of commercial lease structures
- Demonstrated capability in lease administration, renewals, rent reviews, and negotiations
- Sound knowledge of legislation and compliance relevant to commercial property (incl. H&S and building compliance)
- Financial acumen, including budgeting, forecasting, OPEX management, and arrears control
- Ability to analyse and enhance asset performance and returns for landlords
- Experience managing contractors, maintenance programmes, and capital works projects
- Confident stakeholder management across landlords, tenants, contractors, and consultants
- Strong negotiation skills with the ability to navigate commercial outcomes and risk
- High level of organisation and ability to manage multiple assets and competing priorities
- Advanced attention to detail across lease documentation, reporting, and compliance tracking
- Clear, concise, and professional communication skills (written and verbal)
- Strong systems capability (property management platforms, financial reporting tools)
- Ability to work autonomously with a strong sense of ownership and accountability
- Commercially minded, proactive, and solutions-focused
