  • Ray White Gisborne is seeking a motivated and professional Property Investment Specialist to join their team in a full time role.

    This is a pivotal role within our property management division, responsible for ensuring the smooth day-to-day management of a residential portfolio. You will be the main point of contact for landlords, tenants and contractors, delivering exceptional service while protecting our clients' investments.

    Key Responsibilities:
    • Manage onboarding of new properties, landlords and tenants, ensuring smooth handovers
    • Advertise and market rental properties (where required), including photography coordination and owner approvals
    • Conduct property viewings and manage the tenant selection process
    • Execute tenancy agreements and manage tenant induction processes
    • Proactively manage rent arrears in line with company policy
    • Conduct ingoing, quarterly and final inspections, including breach management and reporting
    • Coordinate lease renewals and annual rent reviews in line with market conditions
    • Oversee repairs and maintenance, including contractor coordination and invoice processing
    • Manage property compliance requirements (smoke alarms, insulation, healthy homes, health & safety)
    • Manage end-of-tenancy and end-of-management processes
    • Prepare and attend tribunal applications and mediations as required
    • Manage insurance claims on behalf of landlords
    • Maintain accurate property management software records, reporting and data integrity
    • Ensure KPIs and portfolio performance targets are met
    • Communicate effectively with landlords, tenants and contractors
    • Conduct rental appraisals and secure new managements (where required)
    While previous property management industry experience is preferred, we also welcome applications from those with solid customer service or administrative backgrounds.
