We are seeking a confident, organised and relationship-focused Property Manager to join our growing team. This is an opportunity to manage a well-established portfolio within a supportive, high-performing environment.
You will be responsible for end-to-end portfolio management while maintaining strong relationships with both landlords and tenants.

Key Responsibilities:- Managing a residential property portfolio end-to-end
- Liaising with landlords and tenants professionally and confidently
- Conducting routine, ingoing and outgoing inspections
- Coordinating maintenance and contractor management
- Rent reviews and arrears management
- Tribunal preparation and attendance where required
- Ensuring compliance with NZ tenancy legislation and Healthy Homes standards
- Minimising vacancy and maximising owner satisfaction
- Accurate documentation and CRM management
What We're Looking For:- Previous experience in property management (preferred but not essential for the right candidate)
- Strong communication and conflict-resolution skills
- High attention to detail
- Ability to manage workload independently
- Professional presentation
- Knowledge of NZ Residential Tenancies Act (preferred)
- Full NZ driver's licence
