  • We are currently looking for a candidate to fill the Building Management role for 132 Vincent Street.

    About the building

    Formerly the purpose-built offices for BECA Engineering, 132 Vincent was converted to 61 residential apartments, across 6 floors. With a large central atrium space created in 2012, the 1970's construction provides a character building on this tree-lined CBD street.

    There is a balanced mix of owner occupier and tenanted apartments, separate title car-parking and storage lockers on site, and a small amount of common space shrubbery on the boundary edges.

    132 Vincent is supported by a committed Body Corporate Committee who meet regularly and actively participate in significant projects and preventative maintenance in the building as required. The Committee is committed to maintaining a high level of duty of care for residents and the site's assets. There is a continuous volume of jobs & projects, and the BC is looking for a clear sense of ownership to deliver the quality and results required.

    About the role

    Currently filled by a temporary building manager, the role has become available. The key tasks and responsibilities of the role are:
    • working closely with the Body Corporate Committee and Chair, both on a day to day basis and at Committee meetings
    • willingness to pick up tools and investigate issues with an ability to use digital tools ensuring the safety, security, compliance and upkeep of the physical and security aspects of the building
    • working with contractors, inspectors and community related representatives
    • ability to manage the long term maintenance plan and other upgrade projects with suppliers, tradespeople and committee
    • building strong relationships with the building's residents in order to be able to identify and manage issues - security, damage, parking issues etc.
    • managing the accounts and expenses, really understanding the requirements to then get quotes / estimates, working within approved budgeted amounts and ensuring all required certifications for the building are in place 
    • maintaining and developing our digital knowledge repository for the benefit of the BC
    • proactively communicating with residents any information they need to be aware of
    Ideally this will be a dedicated person into this full time role, with regular/fixed hours during week-days, plus 24/7 availability for emergencies only.  The cleaning contract is also available, and depending on the candidate, could be added to the building management as a standalone contract and service.

    This is not a live-in role. This role is structured as a contracted service, not an employment contract. Individuals as well as companies are welcome to apply.

    About you:
    • building management and handyman experience highly preferred
    • experience managing building projects
    • strong preference for a Building Manager who will be exclusive or assigned to our building
    • a personable approach with strong communication abilities
    • able to adapt and manage situations as they arise alongside day to day tasks
